The high-end market here is heavily influenced by out-of-state buyers, with over 50% of purchases in the $1 million+ range coming from outside Rhode Island.

While overall inventory remains tight, the $3 million+ segment has a smaller buyer pool, requiring sellers to be patient. Many luxury buyers, particularly those relocating from other states, prefer newly renovated homes or high-end new construction—though limited land availability makes new development rare.
